A development providing 95 homes in the village of Croft in Leicestershire has been granted outline planning permission.
Bellway secured permission from Blaby District Council, while the housebuilder will provide funding of more than £400,000 for local services and infrastructure.
The development will provide a mix of house types, with 25% of the homes being designated as affordable housing.
Matt Smith, senior strategic land and planning manager for the central region, said: “We are pleased to have secured outline planning permission for this site, with the planning agreement providing funding for a range of local facilities, which will make a big difference to the community.
“We have considered the land, the landscape and the surroundings in our plans and that is why there is a significant emphasis on high-quality landscaping, planting, and open spaces.
“Connectivity has also been prioritised with a new footpath along Broughton Road making it easier for residents to walk into the village alongside new access arrangements for the Sunday car boot sale.
“The location is very attractive, within easy reach of the M1 and M69 and with Narborough railway station only a five-minute drive away. This means a development here would work well for residents commuting to Leicester or Birmingham.
“The services and facilities in the village, including the primary school, pub, church and shops, make this a sustainable location in which to build much-needed new homes.”
The next step is for Bellway’s East Midlands division to prepare a detailed planning application for the site.
Money allocated through the planning agreement will fund a range of areas including education, health, police, travel, library services, and off-site sports facilities.
Landscaping plans include a new buffer along the western boundary of the site to define the edge of the village while mature trees and hedgerows will be retained and enhanced. A central green space with play equipment is also included.
